CLOUD COUNTRY CLUB
Cloud Country Estates (CCE) is a private residential subdivision located in the Sacramento
Mountains ten miles east of Cloudcroft, New Mexico on Hwy 82. The subdivision consists of 278
lots of approximately one-half acre each, and currently has homes on 120 of these lots.
It is the only subdivision, outside of the village of Cloudcroft, that has paved roads, its own water
supply, fire hydrants, trash removal, and underground utilities. Water for the subdivision is
supplied by two springs and a water well. The water is stored in a 200,000 gallon water tank and
is treated by a Miox water treatment system. The roads in the subdivision have not been turned
over to Otero County, which is a common practice in many subdivisions, and are owned and
maintained by the property owners.
Responsibility for the operation and maintenance of all the facilities within the subdivision rests
with the Property Owners Association. These responsibilities are administered by a Board of
subdivision, all activities within it are required to comply with the By-Laws and Covenants
adopted by the property owners and implemented by the Board. The execution of the daily
operating and maintenance requirements is accomplished through the retention of a full-time
maintenance employee shared with Cloud Country Club described below.
CCE is essentially a small municipality requiring the same attention as
any small city. Consequently, the operating and maintenance costs are
the responsibility of the property owners.
The 2012-2013 annual dues are $693.20 for each residence on a single lot and the annual dues for
each vacant lot are $275.00. The dues, and the need for periodic special assessments, are
reviewed by the Board each year and can fluctuate depending on the needs of the subdivision.
Estates (CCE) and provides its members with certain amenities. All property owners in CCE
MUST BELONG to the Club. Membership is also available to residents of Cloud Country West,
Cloud Country RV Park, Cloud North, Cloud 9 condominiums, and Waterfall subdivision.
The Club provides members with the use of two full size tennis courts, heated indoor swimming
pool, fishing pond and a party barn.
All expenses related to these facilities are the responsibility of the members. Operation and
maintenance of these facilities is the responsibility of a Board of Directors elected annually by the
Members. Daily operations are performed by a fulltime maintenance employee shared with CCE.
The 2012-2013 annual the dues per member are $310.00. Dues, and the need for periodic special
assessments, are reviewed annually by the Board and are subject to change depending on the
