uilding management systems are most commonly implemented in large projects with extensive mechanical, HVAC, and electrical systems. Systems linked to a BMS typically represent 40% of a building's energy usage; if lighting is included, this number approaches to 70%. BMS systems are a critical component to managing energy demand. Improperly configured BMS systems are believed to account for 20% of building energy usage, or approximately 8% of total energy usage in the United States.

Control systems for heating, ventilating, air-conditioning (HVAC) and related systems are at the core of building performance. When the systems work well, the indoor environment promotes productivity with the light, comfort, and ventilation people need to carry out their tasks
The control system can assist in conserving resources through the scheduling, staging, and modulation of equipment to meet the needs of the occupants and systems that they are designed to serve. 
Control systems deliver building water efficiency in two main areas—landscape irrigation and leak detection. Additionally, controls can be used to regulate and monitor on-site wastewater treatment plants where those systems are in place.
Building Control Enforcement Policy
The primary function of the Building Control service is to protect people’s health and safety in the built environment. This involves, among other things, enforcing the following legislation:
  • The Building Act 1984
  • The Building Regulations and other allied legislation
  • The London Building Acts (Amendment Act) 1939 (or superseding similar legislation)
  • The Safety of Sports Grounds Act 1975
  • Fire Safety and Safety of Places of Sport Act 1987

  • In so doing, we aim to enforce in an equitable, practical and consistent mann
