The meeting was called to order at 1:01PM by Secretary Allen Rice substituting for President
Randy Green who fell ill.
A quorum confirmed with 37 property owners and 37 proxies in good standing out of 113.5 lots
in good standing.
Board of Directors present: Vice President Dale Perry, Treasurer Pam Perry, Secretary Allen
Rice, Member-at-Large Lynn Rotz. Not present: Randy Green, President.
Secretary Allen Rice read the minutes of the October 15, 2011 meeting which were unanimously
approved as read.
Pam Perry read the treasurer’s report which was unanimously approved as read.
Pam Perry reported that there is a total of $12,620.40 owed to the Association by members.
OLD BUSINESS AND COMMITTEE REPORTS
Pam Perry reviewed liens, delinquent dues, and foreclosures status.
Pam Perry reviewed the budget and expenditures since last November.
Dale Perry reported that the roads were recently filled with lime rock, crowned with a grader,
and rolled. He also reported that the rolling gate has been restored to working condition. A new
security camera was installed. We did have some vandalism to the security cameras but the
perpetrator was recorded in the act, making an identification and arrest successful.
Lynn Rotz read the runway report from Gerry Chancey stating that the armadillo holes are a
serious problem, the mowing has been good, it is sandy at the north end of the runway, once the
rains start the runway will be fertilized. Gerry recommends spraying the runway for grubs and
mole crickets to reduce the attraction to armadillos. The markers have all been sprayed with
Allen Rice reported that there is a June 13, 2012 court date set to rule on motions by the
attorneys representing the Association and Mr. Doehla in the matter of the Unit 3 power pole

by Phyllis Green to adopt 3 new rules governing Ancient Oaks
property owners. The proposed rules are:
1. Anyone flying into Ancient Oaks Airpark, including property owners and guests is
required to carry liability insurance on their aircraft.
2. Property owners are responsible for the actions and damages caused by their guests.
3. All persons buying lots in Ancient Oaks Airpark are subject to a background check
and approval by the Board.
There was discussion mainly objecting to rule #3.
Amendment to the motion by Bobbi Rice, 2
by Connie Chancey to split the motion into 3 parts
and vote separately on each rule. Amendment passed.
Vote on Rule #1, Anyone flying into Ancient Oaks Airpark, including property owners
and guests is required to carry liability insurance on their aircraft. Passed.
Vote on Rule #2, Property owners are responsible for the actions and damages caused by
their guests. Passed.
Vote on Rule #3, All persons buying lots in Ancient Oaks Airpark are subject to a
background check and approval by the Board. Failed.
Motion by Bobbi Rice, 2
by Robert Lee to increase the dues by $25/year. The Board members
explained why the increase is needed for Ancient Oaks maintenance and to proceed with legal
action against delinquent property owners who now owe $12,620.00. Unfortunately a vote could
not be held due to a lack of a 75% quorum. Motion failed.
Motion by Connie Chancey, 2
by Robert Lee to mail out ballots to all members in good
standing regarding the dues increase. Discussion. Motion passed unanimous.
Motion by Robert Lee, 2
by Chuck Maatje to turn off the light at the common area.
Discussion: The light costs the Association $11/month. Motion passed.
Motion by Chuck Maatje, 2
by Robert Lee to establish an official Ancient Oaks Airpark
website. Discussion: The website would consist of official information, news, and events
submitted by the Board. The webmaster is to be selected by the Board. The first webmaster will
be Robert Lee who will secure a URL name for the Association to be approved and owned by the
Motion by Gary Doehla, 2
by Robert Lee to allow Mr. Doehla to clarify the letter written by
Shane Henry’s attorney to the Association attorney. Mr. Doehla discussed the letter. Vote was
not taken due to lack of any action specified in the motion.
Motion to adjourn by Bobbi Rice, 2
by Phyllis Green. Motion passed.
Meeting adjourned 2:13pm.
