LIGHT INDUSTRY - The fabrication, processing or assembly of goods and materials or the storage of bulk goods and materials, where such activities or materials create no major hazard from fire or explosion or produce no toxic or corrosive fumes, gas, smoke, odors, obnoxious dust or vapor, offensive noise or vibration, glare, flashes or objectionable effluent. Is manufactured in accordance with the standards promulgated for a manufactured home by the Secretary of the United States Department of Housing and Urban Development pursuant to the "National Manufactured Housing Construction and Safety Section 540l et seq) and the standards promulgated by the commissioner pursuant to P.L. 1975, c.217 (C.52:27D-119 et seq). MOBILE HOME COMMUNITY - A mobile home development with continuing local general management and with special facilities for common use by the occupants, including such items as common recreational buildings and areas, common open space, laundries, and the like. No. 84-580] MOBILE HOME LOT - A parcel of land designed to accommodate a mobile hom e and includes the mobile home stand and the mobile home yard, and conforms to the requirements of this Section. & 228-3 EAST BRUNSWICK CODE & 228-3 MOBILE HOME PARK - A parcel of land, or two or more contiguous parcels of land, containing no fewer than 50 sites equipped for the installation of mobile homes, where these sites are under common ownership and control, other than a cooperative, for the purpose of leasing each site to the owner of a mobile home for the installation thereof, and where the owner or owners provide the following services, which shall include but not be limited to: 1. The construction and maintenance of streets; 2. Lighting of streets and other common areas; 3. Garbage removal; 4. Snow removal; and 5. Provisions for the drainage of surface water from home sites and common areas. MOBILE HOME SPACE - A plot of ground within a mobile home park improved and authorized pursuant to this Section for the accommodation of one mobile home. [Added 7-9-84 by Ord. No. 84-580]

& 228-3 ZONING & 228-3 MUNICIPAL SERVICE FEE - A fee imposed on a mobile home for the purpose of payment for the services rendered to mobile homeowners by a municipality, limited to local school board, regional school board, fire district and trash district services. This fee shall be based only upon the services provided by the municipality to the mobile home park. Sewer and water taxes will not be included in the municipal service fee. [Added 7-9-84 by Ord. NEWSPAPER VENDING MACHINES - Any temporary or permanent structure, stand, platform, booth, stall, box, machine or other device used for the distribution of newspapers, magazines or other printed materials which are operated by coins and which do not have a salesperson present. [Added 2-27-84 by Ord. No. 84-560] NIG HTCLUB - An establishment in which at least one of the principal activities conducted within the premises is devoted to music, dancing or entertainment (including, but not limited to, music played by a disc jockey, live bands or other forms of live entertainm ent) and in which meals, refreshments or alcoholic and/or non-alcoholic beverages may be served, irrespective of whether or not such establishment charges an admission fee or cover charge to gain entry. A "restaurant-banquet" facility as a conditional use under Section 228-8.1 of this Zoning Ordinance shall not be deemed to be a "nightclub" for purposes of this Zoning Ordinance. No. 95-23] NONCONFORMING LOT - A lot, the area, dimension or location of which was lawful prior to the adoption, revision or amendment of a zoning ordinance, but fails to conform to the requirements of the zoning district in which it is located by reason of such adoption, revision or amendment.
