Rework the Hardee’s site and parking lot to allow for an urban infill building

Provide a new building between Shelby and Southeastern Streets that houses the current tenants on the groundfloor with 

residential units above

Restore the existing Jaguar garage into an active, social retail environment, such as a bar, restaurant or coffee shop that fronts 

onto the green space at the corner and caters to the large employment cluster here

D. 

Build new, urban infill on the existing lot south of The Bottling House to help frame the intersection of Daly + Shelby Street



E. 

Provide seating and beautification in the small public spaces in front of the new or revitalized buildings at the intersection of 

Shelby, Washington and Southeastern

The gateway to East Washington Street is seen as the front door into an area on the rise. The plan focuses on supporting the growth of Angie’s List with strategic infill at the inter-

section of Southeastern and Washington Streets, and to help establish connections with between downtown, Fountain Square and Holy Cross neighborhood.

PRojEct goAlS - Revitalize historic node around Anchor institutions 

A. 

Build on momentum of the redeveloping Historic Ford Plant Building and site



B. 

Activate the beautiful, historic Art Deco facade of the Ivy Tech



C. 

Build a new contemporary structure to add space for Ivy Tech that will cater to new, advanced education programs. 

The two buildings will speak to the institutions commitment to its history within the neighborhood and its commitment 

to the future of advanced technology training.



D. 

Provide “third spaces” at the intersection, such as places for food and drink or other places to socialize for residents, 

students, and workers

E. 

Provide ample parking within the various lots between Washington Street and the rail line to the south



F. 

Provide a facade upgrade for the Historic Strand Theatre that houses a hydroponics manufacturer



G. 

Provide a mixed-use market rate structure at the northeast corner of the site

Encourage Damien Center expansion to occur on a site that takes advantage of existing structures

Washington and Oriental Streets will focus on improvements to assist in the long-term viability of Ivy Tech. In addition, the plan builds off of the increased interest in many groups 

for the former Ford Building. A new mixed-use project is also envisioned, along with a facade upgrade to the historic Strand Theater building.
